Sam Fellows
Sam Fellows is a Partner in the Dispute Resolution team, specialising in property litigation with extensive experience across both commercial and residential matters. He advises landlords, tenants, developers and property owners on complex disputes, delivering practical and commercially focused solutions.
Sam’s areas of expertise include break notices, business lease renewals under the Landlord & Tenant Act 1954, trespass, boundary disputes, restrictive covenants and rights of way. He has significant experience in leasehold enfranchisement and statutory lease extensions under the Leasehold Reform, Housing and Urban Development Act 1993, as well as rights of first refusal under the Landlord and Tenant Act 1987 and adverse possession claims. He is particularly known for his strong track record in contested litigation and handling court procedures from initial instruction through to trial.
Sam trained in the City of London and qualified in 2014. Since then, Sam has built his career working in several leading property litigation teams in the southeast, gaining valuable experience handling high-value, high-pressure County Court and High Court litigation and developing his specialism in leasehold enfranchisement, and acting as trainee supervisor guiding young solicitors through the early years of their careers.
A member of the Property Litigation Association, Sam combines technical expertise with a pragmatic approach, guiding clients through often challenging disputes with clarity and confidence.
