Lorna Thomson

Lorna has spent more than three decades in property law, and she still likes the matters other people find challenging. Title deeds lost in a fire. A lease that nobody not even the Land Registry, could produce. These are the transactions she untangles so that the sale goes ahead.

She explains each step in plain terms, keeps things moving when a chain gets complicated and makes sure clients feel informed rather than overwhelmed. Whether it is a first home, a family probate sale or a later-life decision, she treats it as the important moment it is for the people involved.

Colleagues describe her as approachable, resourceful and pragmatic, and that is how she leads the residential conveyancing team across all three offices.

Away from the office, most of her spare time goes to her dogs, her horse and her husband, "probably in that order".

Probate sale with title deeds

March 2025

Instructed on a probate sale where the title deeds had been destroyed in a fire. Reconstructing the title and preparing a statutory declaration in support for the destruction of the deeds; investigating and checking all execution issues including a Friend gift right of way affecting the land and obtaining possessory title for the executor with an indemnity policy in support to allow the sale to proceed.

November 2024

Resolved a defective title on a leasehold flat in Hampshire where the original lease had been lost and no party, including the Land Registry, held a copy of the same. Provided details of leases for the adjoining flats (all of which contained a numbered covenant as part of the lease on identical terms and conditions) with indemnity insurance in support to allow the sale to proceed.

About Lorna

Thirty-two years of getting the tricky ones over the line

She trained at Gill Law and later returned there as an equity partner. Along the way she spent three years in-house at Biston plc, a property investment and development company, negotiating and drafting high value leases for large out-of-town retailers. In 2017 she chose to specialise solely in residential property, because helping people through the moves that matter most to them, from a first home to a later life decision, is the work she enjoys.

Equity release is a particular favourite. It gave her time to sit with clients, explain the process and what it means for them, and make sure they are comfortable and informed before going ahead. As Head of Residential Conveyancing, she now supervises the team across Reading, Wokingham and Farnham, and takes real pleasure in seeing colleagues grow into their roles.
